Do you need to have cabin-related questions answered? Below is a concise guide that will help you with the construction.
Vacation home vs house (permanent), differences?

Peak height?
The ridge height is the height of the highest part of the building's roof structure. This applies even if, for example, the building has a gabled roof and therefore has no ridge. Chimneys and the like are not included. The height is calculated from the average ground level next to the building. If the building is closer than six meters from a public place, the height is calculated from the average level of the ground in the public place.

Building area (building area), BYA?
Building surface/building area refers to the area that a building occupies on the ground. The building area can be described as a horizontal projection of the facade life of the building immediately above the plinth or other superstructures that affect the usability of the underlying land. The plinth is counted if it is outside the facade life. Smaller protruding facade parts such as moldings or door frames are not counted. Also, roof overhangs (unless it exceeds 0.5 m), external stairs or light shafts are not counted. On the other hand, a balcony is included if its underside is lower than 3 m above the ground, a covered yard and a canopy (but a gutter is not counted). Unlike other area measurements, the number of floors has no meaning.
The building area is primarily used in connection with provisions in detailed plans and the like.
How big a cabin can you build without planning permission?
You may build a cabin up to 15 square meters and it must be located at least 4.5 meters from the plot boundary (can build closer with the neighbour's written consent.) The building must not be more than 3 meters high (ground-ridge).
For roof pitches, a maximum of 50 centimeters applies, otherwise it is included in the construction area. Note! In some municipalities, you can have roof overhangs longer than 50 centimeters all around. If you have other questions about this, you should contact the building committee in the municipality where the property is located.
What actually applies to the area 25 and 30 square meters respectively? Is it living space or the surface of land? If it is the latter, does the thickness of the wall insulation matter a lot?
It is the basic outer dimension that applies. That is, the area the house takes up on the ground when you measure up for the foundation of the attached house . It is true that the thickness of the walls matters.
What is an attefallshus or bolundare?
Attefallshus is a slightly larger form of shed, which can be built on most plots of land near the residential building. Maximum height from ground to roof ridge may be 4 metres. You can build several shelters, but the total building area must not exceed 25 square meters. The house can be used either as an independent residence (complementary residential building) or as, for example, a storage room, guest cabin or garage (complementary building). However, it may not be set up closer than 4.5 meters to the plot line without the neighbour's approval.
How big are cabin packages and how much does it weigh?
It varies from cabin to cabin. The lightest weighs approx. 500 kg and the heaviest approx. 1900 kg. Cottages over 1,100 kg are usually divided into two parcels. Cottages over 20 square meters are at least 3 parcels. The cabin packages measure 2 - 6 meters in length and are wrapped in thick weather-resistant plastic, steel-bound on a wooden pallet.
Is it difficult to pick up the cabin at the terminal?
At the terminal, you always get the help of a truck and staff who help you with loading. You can also load the cabin by hand in peace and quiet, there are no heavy details. As for the terminals outside the country, they also help with truck loading.
If you don't want to drive several times, it is suitable with a slightly sturdier trailer or small truck.
If you want to insulate the roof internally and possibly want to raise the cabin a little, is that possible?
You can always raise a cabin by 1 or 2 logs if desired. Each shift builds approx. 13 cm.
Can you mirror the cabin?
It goes well and you decide for yourself how you want to do it, it's just a matter of "mirroring" the plank timber parts and their numbers.
You can mirror most walls. We also offer timber walls/frames without holes for e.g. windows and doors, so you can easily choose the location and assemble to your liking. It's simple.
How do I treat my cabin?
We recommend oil or glaze. Painting directly on planed wood is not a good idea. Check with a paint store if you want to be sure, for example direction of travel, geographical area etc. can play a role, so contact a local professional.
How do I set up my cabin?
Most people tend to place them on so-called lightweight blocks. leca block. Or pre-cast concrete plinths. You can also cast terminals.
Does it take a long time to assemble a 25 square meter shelter?
Expect it to take 3-5 working days in basic execution. There should be at least 2 people when assembling. Insulating walls and ceilings takes at least a number of days.
Is there insulating glass in the windows?
Yes, all windows have insulating glass (double-glazed).
What applies to complaints?
Complaints apply before installation. We replace incorrect/damaged goods. Shipping damage must be reported to the shipping company upon receipt.
What types of roof can be chosen for the cabin?
The most common type of roof for knot-timbered cabins is gable roof and pulpit roof. We also offer cottages with mansard roofs.

What timber thicknesses do we offer, i.e. the thickness of the wall timber?

Do you sell ready-made wall sections and traditional trusses for your cabins as well?
We only sell knot-timbered holiday home solutions (lying timber that is built from the bottom up). No trusses, but roof trusses (long, strong rafters that lie on load-bearing wall timbers). See also our page on "Snow load zones", load and dimensions on the roof, the joists, etc.
Do you offer optional packages for floor, ceiling and wall insulation?
Yes, we put it together and the price depends on which cabin/model and size it applies to. We can deliver these optional packages close to the cabin if desired.
Can you customize your cabin based on an existing model on your website or come up with your own proposal for a cabin, e.g. your own sketch/drawing?
Yes, you can change a floor plan at no extra cost. If you change the size, e.g. height, width, length, etc., it costs extra, corresponding to the price per square meter - send us the proposal and we will give you a quote.
Can you get other sizes, colors and types of windows and doors?
Yes, it works well as we have our own manufacturing and also customize windows and doors - send us your requests for measurements. We also offer 2-glazed, 3-glazed with/without window bars, white painted, wooden, PVC, triangular, round windows, skylights etc.
If you are going to assemble your cabin on a poured concrete slab as a foundation, then you do not need the wooden floor joists - can you then calculate the price for this or all the parts that you do not want?
Yes, it goes well - you can choose what you want, a complete construction kit for the cabin or parts of, for example, only the timber frame. Then we deduct the parts you don't want from the price (50% of the new price).
If you are unsure about the placement of one or more windows and/or doors - can you get an undrilled timber wall instead (so that you open/saw up yourself on site)?
Yes, it's fine, as long as we know this in advance. And it doesn't affect the price at all, neither more expensive nor cheaper if you choose, for example, a whole log wall without holes.
Does drawing work cost anything extra or is it included?
A plan and facade drawing and a construction drawing in 3D, on a scale of 1:!00 are always included in all our cottages and offers. If you wish to change something, you pay separately for this work, but we reimburse and settle 100% of these costs upon order and then in connection with the final liquidation of the cabin. That is to say, you can sit around with this money until we have manufactured and delivered the product./stugan. It is also possible to only buy drawing work from us, but then you pay without refund. Prices and terms are stated in all our quotations.
Do you deliver throughout Sweden?
Yes, and in the rest of the Nordic countries.
Is shipping added to the cottages?
Yes, our shipping prices are dependent on distance and weight so it depends on which cabin, size and dimensions you choose. We also offer shipping with unloading at the desired/specified delivery address, if there is a passable road for a crane truck. Islands/ferries are added. We provide prices for all options. For delivery by crane truck, it counts to and from the nearest goods terminal - delivery address.
The shipping prices are based on our agreement with DSV, which covers all of Sweden.
Target prices for crane trucks in 2022 are SEK 1,650 ex VAT per hour.
We do not have "free pick up" but we state the shipping price in all our quotes to the nearest freight terminal to the desired delivery address. Some customers, for example, have the opportunity to collect themselves and/or help with unloading on site with e.g. wheel loaders or tractors with forks. So this depends on a number of factors.
Delivery times?
Generally 8-12 weeks from ready order (with drawings). Depending on high or low season, it can vary. For us, production planning means a lot, so we ask customers to order as far in advance as possible so that you have good opportunities to make any changes and customer adaptations etc. If it is a "standard cabin", it usually goes faster.
How small vs. large cabins do you manufacture?
From 15 up to approx. 70 sqm, with/without loft. The most common is 25 or 30 square meters, considering the Attefallshus and Bolundare rules regarding "cottages without planning permission", complementary buildings, etc.
Do you have any viewing cabins?
Yes, in northern Gotland we have a number of cabins for viewing. You then book an appointment in advance. You can also be referred to one of our existing customers, depending on where in the country, etc. - the easiest thing is to ask us and we will help isf convey this contact.
Can your cabins be insulated and lived in all year round?
Yes, we recommend all our customers to insulate the floor in connection with the installation as it is easier and cheaper than doing it afterwards. Then insulate the roof and finally the walls. We offer optional packages for this if desired. Usual thickness of insulation is usually 120-140 mm in floor and ceiling and 95 mm in walls, but this is chosen entirely by yourself and generally applies - "the thicker the insulation, the warmer the cabin" and more cost-effective for heating etc. Furthermore, you can upgrade your windows from 2-glazed to 3-glazed. Ask us for a quote on these options.
Are nails, screws, foundation, insulation and roofing included in the cabins?
No, this is not included, but it is the construction/material kit itself, complete with windows and doors that are included, as well as a loft ladder if you have a loft. But we can offer it as an option depending on the choice of cabin, model, dimensions and size etc.
